Over 27 years and 125 projects, totaling approximately $154m of varied project management experience in the construction industry in the office, retail, manufacturing, warehouse, aquatic, educational, and institutional sectors in the following roles:
• Owner Representative – Program development; identify construction/architectural contract options based upon timeframe, budget, and risk management; prepare execution and project control strategy; perform due-diligence processes; identify lease provisions for construction; solicit, pre-qualify, and assemble the design and construction team including securing the team members required for a successful move-in (IT, voice, security, furniture, utilities, signage, moving company); plan review for program conformance; aggressively track project schedule, conformance, and budget; establish change order control; close-out and turnover; and administer warranty and maintenance issues.
• Design/Build Project Manager – Refine program requirements; preconstruction services; evaluate project for value engineering; prepare execution and project control strategy; solicit, pre-qualify, assemble and coordinate the design/construction team; coordinate governmental authorities; develop and aggressively pursue budget and schedule control; establish change order control; and administer field construction through close out.
• Design/Assist Project Manager – Assist the owner and architect in refining program requirements; preconstruction services; coordination with owner and design team; prepare execution and project control strategy; evaluate project for value engineering; solicit, prequalify, and assemble the construction team; develop and aggressively pursue budget and schedule control; and administer field construction through project close out.

EXPERIENCE

Responsible for all aspects of a commercial general contracting company focused on client relationships in the retail, office and institutional sectors. While most projects were performed in the using the Project Manager/Estimator role, clients requested the more detailed Owner Representative services. Projects included new and extensive remodel work in the C-store, office, and office/warehouse industries ranging from $10k to $1.6m. Projects include but are not limited to:
• QuikTrip Drink Initiative – $1.6m remodel project in 35 operating retail C-stores. Project Manager/Estimator for remodel projects that required: on-time performance to prevent “domino affect” in the delay of the overall completion of the Project; on-budget performance; coordination with owner operations; focus on high quality construction; planning in hourly increments to assure coordination of subcontractors; minimizing disturbance to customers; and constant focus on a clean/safe environment for customers.
• QuikTrip New Stores (3 stores) – $1.2 to $1.3m per each new retail C-stores. Project Manager/Estimator to construct new convenience stores with the following requirements: aggressive 14 week construction schedules; immediate problem solving to negate the affects of weather; coordination of contractor and owner-supplied materials and subcontractors; focus on high quality construction; and coordination with Owner start-up team;
• Kansas Commerce Center White Box - $425k – Owner Representative for Client to convert vacant spaces to a more appealing marketable “white box” performing due diligence, budget control, securing permits, contractor coordination, and week progress reporting for an out-of-state ownership group.
• Office Interior Finish Projects – $10k to 450k per project – Project Manager/Estimator for multiple office projects for property management companies and private business representing firms such as Ferrellgas, Lockton, Cisco Systems, Wells Fargo, Demdaco, Dairy Farmers of America, and Sun Microsystems. These projects required the contractor to take ownership of the on-time performance of the project schedule and assist where necessary due to ramifications of extended leases, the transition with the tenant customers, coordination of moving companies, utilities, etc. Services provided to customers beyond standard project management include: project budgeting for lease negotiation; assisting the property manager with identifying conditions that will prevent meeting turn-key coordination with the tenant; coordination of the tenant’s IT, furniture, and moving contractors.

Role required coordinating with our property management sister-company and securing/executing other private construction work in the office, retail, warehouse, and aquatic sectors. Responsible for: preconstruction services; budgeting/estimating; project management; financial projections; personnel training; supervision; and development of the policies and procedures to maintain focus on on-time, under-budget, and high quality projects for the newly formed construction company. Projects include but are not limited to:
• Aquatic Centers – 3 projects totaling $3.1m – Design/Build Project Manager for 2 of the new aquatic centers. Responsible for assembling and coordinating a project team to refining the Owner’s program requirements; project budgeting during the design process to assure project budget integrity; procurement of project subcontractors and material; close out; and warranty enforcement.
• Uhlman Company Fire Reconstruction – $1.7m – Design/Assist Project Manager to reconstruct the building damaged by fire. The immediate need was to secure the building and to protect the contents. As part of the project team, responsible for managing the reconstruction of the project while providing the accounting necessary for the Owner to be reimbursed by the insurance company. The level of finish was upgraded to “furniture-level” casework and imported materials requiring not only the financial prequalification of finish subcontractors but also the analysis of their capabilities.
• Office/Interior Projects - $30k to 900k – Project Manager/Estimator for multiple office projects for property management companies and private business under negotiated guaranteed maximum price contracts. Again, the contractor was required to take ownership of the projects for on-time performance to prevent extended lease conditions.
