Responsibilities include managing existing store remodeling and store remodel programs throughout the United States. Project budgets range from a few thousand dollars per location to a national program with a total budget of $25 million and a per store average of $150 thousand. Responsibilities include coordinating with Regional Development Teams, Regional Operations VP’s, Real Estate VP’s, Senior Regional Construction Managers, Store Planning, and individual business unit owners. I am responsible to maintain scope within budget and completion of construction documents to schedule. Currently I manage staff of ten.
Project Architect, 2000-Present New store development
Walgreens Development: Walgreens funded and Walgreens run new store development. I Manage both ground up and remodeling for custom new stores in New York City, Long Island, Westchester County, SW Connecticut, Las Vegas, Nevada, and Chicago, Illinois. Responsibilities included coordination of project design and entitlements with Regional development teams. Also, responsibilities include managing costs, and lease or purchase agreements with Walgreens Real Estate, Construction, and Legal staff. Negotiated terms and costs with property owners, brokers, or property managers. I initiate RFP’s, review contracts, hire and managed outside consultants: Architects, Engineers, land use attorneys, Civil engineers, and Environmental consultants. Additionally, I have been responsible for oversight of work completed by in house architectural and engineering staff. Typical development Budget: $2 million -$5 million per location.
Turnkey Projects: Developer funded and run new store development. I manage Walgreens new store developments with developer’s A & E and construction teams. I oversee drawing review by in house staff of architects and engineers. Development locations include properties in New York, Connecticut, Ohio, Michigan, Indiana, Illinois, Nevada, and Utah.
Corporate Campus, Walgreen Co. during 2006
I was Project Architect for Walgreens 2.3 Million s.f., 12 building, Corporate Campus. Responsible to contract with outside design professionals, coordinated their work with in house design staff for the renovation of existing office space and newly acquired buildings due to staff expansion. I coordinated with department heads, corporate planning staff and construction department to meet goals.
